Selling Your House – How to Plan the Sale of Your House

It is always a difficult decision to make when you decide to sell your house. The typical questions that go round and round in your head ‘are we sure we want to move?’, ‘have we put it at the right price?’, ‘what if the buyers pull out?’ These questions are normal, the most important thing is to ensure you plan it.

Research your area on property sites

Once you have made a firm decision that you will be putting your house up for sale, you will need to think about the price. The best thing to do is check sites such as Zoopla, Find a Property and Rightmove to get an idea on how much a house in your area is selling for. The best thing to do is put in your postcode and a list of houses should come up around your area. I presume you will want to sell it via an estate agent, if that’s the case then the way they will achieve a price for your property is by comparing a like for like with other properties in your area. The same sites above will give you information on the sold prices of houses in your area, this will give you an idea on how much a similar property to yours sold for.

Selling a House

By planning your house sale this will give you a head start allowing you to know what your property is worth in the current market. Remember to check the price of the property listed based on for example the number of bedrooms, number of reception rooms in your house etc.

Get the price right!

Once you have established the price, you will then be in a good position to either speak to an estate agent if that’s the route you will be using to selling your house or if you plan to sell your house yourself without the use of any agents. Remember to ensure you price the property right, if you price too high no one will come and view it and if you price too low you could end up losing money. The right price is key!

First impressions always count!

When putting your house up for sale you need to put yourself in the buyer’s shoes. If you’re viewing a house you want to ensure the house is clean, tidy. However, people tend to forget about the outside, don’t forget first impressions count! Therefore, it is important that the frontage of the house looks clean and tidy too and if it needs a coat of paint due to cracks on the window seal, then do it! – This could be the difference between someone actually wanting to see it or not.

Some basic pointers, remember people always appreciate honesty. Always be as honest as you can. No property is perfect. Fix whatever you are able to, but any negative facts, please disclose these immediately. Remember when trying to sell your home, your prospective buyers are more likely to buy from people they like and find honest.

Find out what they do for a living. Do they have family? Are they looking to sell a property too? This also will give you an insight into how serious they are about buying your home. Don’t spend too much time with someone you know can’t afford to buy.

Always remember that when we buy a new house we always ensure we do research of the area we want to move to, the price etc before we even put an offer.
